Rental and Residency Process

Renting an apartment and living at Budget Suites is a simple as 1,2,3 ....8,9,10. Please review the simple and friendly process below:

First:

Contact the Manager (usually Pru) via phone, fax, e-mail or use the On-Line Inquiry Form. Discuss the availability of apartments and get all of your questions answered.

Second:

Arrange to look at one (or more) apartments if you are in the area or have a friend or associate look at it for you if you are out of town.

Third: Once you have decided on a particular apartment, fill out the short rental application.
  1.  If you are in the area and meeting with the Manager at the apartment, we will provide you with a Printed Application Form that you can fill out.
  2.  If you are out of the area and want to complete the process by phone, fax, or e-mail, you can fill out the On-Line Application Form and Submit it or print out the Printed Application Form, fill it out with pen, and then fax it to us. The On-Line Application form is not secured by encryption so if you are concerned about security, you may want to use the Printed Application form.
Fourth:

We may run a background check with Rental Research, Inc., which includes rental, credit and criminal records..

Fifth:

Assuming that everything checks out, we then prepare a lease for your signature. If you are in the area and meeting with the Manager at the apartment, the lease can be completed at that point. If you are out of the area, we will fax or it to you or email it to you as a PDF attachment. The security deposit is due when you sign and return the lease. We may ask that you send the deposit by overnight or express mail in order to bind the lease as soon as possible and for us to hold the apartment for you.

Sixth:

You will be provided with information to help you order telephone service and high speed internet access if you desire. Also, arrangements for picking up the apartment keys and moving in will be discussed.

Seventh:

The full first month's rent is due on the starting date of the lease, which is usually when you move in.  Sorry--we do not put a mint on the pillow but we do provide you will a comfortable and clean apartment at a modest price and try our best to make your stay comfortable and pleasant.

Eighth: We ask that you notify us in writing at least 15 days before you intend to give up the apartment. That must be at least one month after the date you lease starts. It is important that you give us a forwarding address for your security deposit, etc.

We will acknowledge receipt of your notice to vacate and will provide you with a check list of things that you need to do. The primary one is to clean the apartment but it is also necessary to cancel phone and high speed internet service and provide the Post Office with a Change of Address card.

Ninth:

Start cleaning the apartment several days before you intend to vacate. Unless you keep it up very well while you are living there, it can take 4 to 8 hours to clean before you leave. Please do not wait until the last day because it does not work.

Tenth: We will meet with you on your last day, if you prefer, and check out the apartment and give you your rental statements and initial security deposit payment. Or, if you are in a hurry, you can just lock the door, slip the keys under the door, and leave. Please make sure that you have previously given us your forwarding address so that we can mail your rental statements and security deposit.
