Other Terms and Conditions

The following are some of the major points in the rental policies and the lease and security deposit forms that you may want to be familiar with:

 

Qualifications

  • Income 3 times rent

  • Good credit record and no history of previous rental problems

  • Clean criminal record

Lease

  • Can start and end on any day of the month, i.e., does not have to start on the 1st and end on the last of the month.  (however, we will not hold an apartment until it is leased and a deposit has been made--they are always rented on a 1st come/1st serve basis)
  • 1 month minimum term
  • 15 day notice required before vacating
  • Because of demand, we cannot hold a unit open unoccupied until the next resident request it. Occupancy begins when the unit is vacated by the previous Resident.

Utilities

  • Includes all utilities except  electricity over $25/month and telephone service
  • Electricity over $25/month is billed to the Resident
  • Resident is responsible for own phone service (however, physical phone is included)

Security Deposit

  • Payable when lease is signed
  • Earns 1% interest (effective  8/1/03)
  • Refunded (except for $100 and any damage and cleaning costs) when Resident vacates
  • Excess electric charges are deducted and then the remainder is refunded approximately 1 month later

Rent Payments

  • First month's rent due at move in time

  • Each subsequent month's rent due on anniversary date of lease

  • Late fee of $20 is incurred if rent is not paid on time or an NSF check is recieved

Care of Apartment

  • Each  Resident is responsible for completely cleaning the apartment before moving out. It should be left like you would want it before you move in. A cleaning list is provided.

  • Odors from cooking, personal hygiene, and other sources must be strictly controlled. The use of garlic, spices, and other food ingredients that leave odors must be limited.

  • Cooking with high heat and greasy food must be limited and, if done, extreme care must be taken to clean the stove, wall, floor, and cooking utensils provided in the apartment.

  • All costs of cleaning, not completed by the vacating Resident, will be deducted from the security deposit. This can include the use of outside cleaning firms, and carpet cleaning and painting contractors.
